Terms of Service

1. Agreement to Terms & Eligibility

By accessing or using DateHog ("Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, do not access or use the Service.

Eligibility: You must be at least 18 years of age to access or use the Service. By accessing, registering for, or using DateHog, you represent and warrant that you are at least 18 years old and have the legal authority and capacity to enter into these Terms.

2. Description of Service

DateHog is a real estate transaction deadline coordinator. We provide tools to parse signed contract PDFs, extract contingency dates, sync them to user calendars, and send automated notifications (via email and SMS) to buyers, sellers, and agents regarding scheduled contract deadlines.

3. SMS Messaging Terms & Conditions

By opting into DateHog's SMS alert program, you agree to receive automated notifications regarding your active real estate transaction.

  • Program Description: SMS notifications are sent to transaction participants (buyers, sellers, agents) to alert them of upcoming contract deadlines (e.g., earnest money deposits, inspections, disclosures, and closing dates).
  • Message Frequency: Message frequency varies per transaction. Typically, you will receive 2 to 3 reminders per contingency event.
  • Pricing: Message and data rates may apply. DateHog does not charge you to receive text alerts, but carrier rates for standard SMS apply.
  • Opt-Out: You can cancel the SMS service at any time. Just text **STOP** to our short code/long code. After you send the SMS message **STOP** to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us.
  • Support: If you are experiencing issues with the messaging program, you can reply with the keyword **HELP** for more assistance, or contact support@datehog.com.
  • Carrier Liability: Carriers are not liable for delayed or undelivered messages.

4. User Accounts & Inbound Parsing

Real estate agents must register an account to use the Service. When you forward contract documents to DateHog, you represent and warrant that you have obtained the necessary consent from your clients (buyers/sellers) to process their contact information and send them transaction-related alerts.

You may upload or forward multiple PDFs that belong to one transaction, including its agreement and applicable addenda or amendments. Provide a complete, readable package and do not combine unrelated transactions. One successfully saved transaction package counts as one deal toward your allowance, regardless of the number of PDFs. Deleting a saved deal does not restore its free-trial allowance. File and package limits are shown in the upload interface.

You authorize DateHog and its service providers to process the documents and transaction information necessary to provide the requested service, and represent that you have the authority to submit that information. DateHog sends extracted text to Google Gemini using an API project with active billing. Under Google's paid-service terms, prompts and responses are not used to improve Google's products, but limited safety and legal logging may occur. Forwarded emails are processed by Postmark, whose default retention is 45 days for email content and metadata and can include attachment bytes in raw email source. Provider retention may continue after a DateHog deal is deleted. Our Privacy Policy explains these practices.

Original PDFs are processed in memory and are not stored on DateHog servers after parsing. We may use operational diagnostic metadata to improve reliability; this does not authorize retaining or manually reviewing your private contracts for product improvement.

5. Limitation of Liability

DateHog uses AI to parse contract text and calculate relative deadlines. While our AI is highly accurate, you are solely responsible for reviewing and verifying all contingency dates. DateHog is not liable for any missed closing deadlines, lost earnest money deposits, or legal disputes resulting from calculated dates or delayed notification delivery.

6. Termination

We reserve the right to suspend or terminate your account or access to the Service at any time, without notice, for conduct that we believe violates these Terms or is harmful to other users or mobile carriers.
